How to Get Commercial Cleaning Walkthroughs From the Businesses You Want
A commercial cleaner can receive plenty of quote requests and still have little recurring work to bid. A home move-out clean, one office carpet stain and nightly cleaning for a medical office all look like “a cleaning lead” in a spreadsheet. They require different crews and conversations.
Sell the walkthrough
Describe the buildings and schedules your company actually handles. Then explain the purpose of a walkthrough in plain language: your estimator checks space use, access hours, service frequency and any areas needing special attention. Include a photo of an appropriate commercial setting. Stock photos of a sparkling home kitchen send the wrong signal.
For an initial request, ask for facility type, approximate size if known, location, and desired frequency. A facilities coordinator might know there are two floors and a shared entrance but have no idea of square footage. Accept that answer so the estimator can verify details on site. Ask whether this is an active service decision or information for a future bid cycle.
Count proposals, not every form as an opportunity
Give sales a tiny board with four stages: eligible facility, walkthrough arranged, walkthrough completed and proposal delivered. Keep a separate list of requests that were clearly for another service. Compare the cost of completed walkthroughs by campaign and note the facilities where the customer could actually approve a contract.
If relevant businesses request service but seldom agree to visits, test explaining what they receive after a walkthrough and how long the visit usually takes. Broader targeting cannot resolve a buyer’s uncertainty about what they are agreeing to.
For the next step, see how to build a request form that gives the estimator a useful starting point.
